• Sole Selling Rights – 2.% of the sale price +VAT - (2.4% Inclusive of VAT)
• Multi Agency – 3.% of the sale price +VAT - (3.6% Inclusive of VAT)
• Sole Leasing Rights – 10% of the sale price +VAT - (12% inclusive of VAT)
• Multi Agency – 12.% of the sale price +VAT - (14.4% Inclusive of VAT)
E.g. if the sole selling price was £100,000, the fee would be £2,400 (Inclusive of VAT)
• 5% + VAT - (6% Inclusive of VAT) of any premium paid or payable by a tenant on the grant of a letting or a freehold or leasehold property through the Letting Services (whether in relation to Sole Leasing Rights or Multi Agency
E.g. if the premium was £80,000, the fee would be £4,800 (Inclusive of VAT)
• We will require an Applicant to pay us a non-refundable Application Fee of £2,000 upon signature of Heads and Terms. We will retain the application fee until the purchase or lease of the property completes, at which point we shall either return the application fee to the applicant or where the applicant consents direct the application fee received to complete the purchase or lease of the Property.
• We shall retain the application fee where the applicant or the Landlord withdraw from the purchase or lease of the Property after the Heads of Terms have been signed.
• The Landlord shall be liable to repay the applicant the application fee directly and immediately where the Landlord withdraws from the purchase or lease of the Property after the Head of Terms have been signed.
Where you withdraw our instructions otherwise than in accordance with these Terms then we shall be entitled to make changes as follows:
a. where you have not instructed us to commence work prior to the end of the Cancellation Period, withdrawal within the Cancellation Period will not result in a charge
b. where you have requested us to commence work prior to the end of the of the Cancellation Period, withdrawal within Cancellation Period will result in a charge of £3,500 +VAT - (£4,200 Inclusive of VAT)
c, withdrawal after the Cancellation Period will result in a charge of £3,500 +VAT (£4,200 Inclusive of VAT)
d. If you have signed Head of Terms in relation to a sale or a lease, you will be charged our full Fees as set out in the Heads of Terms (or where the Head of Terms do not include our Fees)
Minimum fee – All categories are subject to a minimum fee of £3,500 +VAT (£4,200 Inclusive of VAT)
• Let only – 10% +VAT - (12% Inclusive of VAT) which includes marketing, sourcing, referencing, negotiating and drafting the tenancy agreement witch the potential tenant only
• Fully Managed – 10% +VAT - (12% Inclusive of VAT) of each years rent which includes collection and remittance of monthly rent, dealing with rent arrears any carrying out regular inspections to the property taking care of all maintenance and repairs
• Admin Fee - £250.00 (Inclusive of VAT), which is paid before you move in and includes referencing, associated paperwork and drafting the tenancy agreement
• End of tenancy check-out fee £150.00 (Inclusive of VAT) which includes the full check-out report to undertake an updated schedule of condition based on the original inventory, negotiation of the repayment of the deposit, account reconciliation and finalisation of utilities
• Tenancy Renewal fee £150.00 (Inclusive of VAT), and/ or if applicant needs to be re referenced then the fee will be £250.00 (Inclusive of VAT)
